Maybe you want sidewalks, a pool, and neighbors who become friends. Maybe you want space, privacy, and a few acres to call your own.
I've lived, worked, and raised my kids here, so I know the community you choose matters as much as the house. That's why I tell clients to drive the loop — the grocery store, the school, the commute, the takeout place you'll call on a Tuesday night. That's the part you actually live.
From Franklin and Brentwood to Nashville, I'll help you find a place you'll love to call home.

There's a reason "Marketing" is in my company name. A combined 25 years in sales and marketing taught me that relationships and presentation are everything — and over a decade of real estate here in Williamson County taught me what families are really weighing when they choose a neighborhood. As a Certified Negotiation Expert, I come to the table with a strategy, not a hunch.
I've helped families buy and sell across Middle Tennessee well over a hundred times, and I work entirely on referrals — clients and neighbors who send me their friends and family. Every review I've earned is five stars, because you get honest numbers, a clear next step, and my read on the situation even when it isn't what you were hoping to hear.
Real estate is a relationship business. Contracts and closings are the paperwork; the actual work is knowing what matters to you, being someone you can call with a hard question, and still being that person years after the keys change hands. If we haven't met yet, I'd love to fix that.
Let's talkIf you're moving here with kids, schools are probably already at the top of your list. As a mom raising three kids in these schools, I understand why.
Something worth knowing early: there are two districts here — Williamson County Schools, and Franklin Special School District for K–8 inside city limits. Two homes a few streets apart can feed into completely different elementary schools, so knowing which zone an address falls in is where I can help.
Professional photography, staging guidance, and a launch plan built for your specific home — not a template.
Formal negotiation training, applied to your contract. Repair asks, appraisal gaps, and competing offers handled with a strategy — not a guess. And if a house is overpriced, we'll say so.
Painters, roofers, the right pediatrician, where to eat on a Friday. Our clients still text us years later, and we like it that way.
Schools, parks, farmers markets, county offices, and the places we send everyone their first weekend here.
Week-by-week checklist, utility setup, driver's license and registration, school enrollment, and vendors we trust.
I'm a native Tennessean, and I've called Franklin home for over a decade — raising my kids here and building deep roots in the community I love to help other people discover. I pair proven marketing strategy with neighborhood-level insight across Franklin, Williamson County, and greater Nashville, TN.
Growing up in a multi-generational construction family taught me to appreciate the craftsmanship behind a home, notice the details, and value doing things right. I bring that same care to every client, guided by a simple philosophy: serve your community first, and the rest follows. Whether I’m helping a family find their first home, working with an investor, or guiding a seller through the sale of a longtime family property, I treat every client like a neighbor—because in Franklin, they often are.
Between media and real estate, I've spent a combined 25 years in sales and marketing. Before real estate, I spent 15 years in Television and Advertising, including a long run with Sony Pictures Television in syndication sales. That experience sharpened the skills I bring to every transaction today: sharp negotiation, clear communication, and a knack for making complex deals come together. I hold a Bachelor's degree in Communications from the University of Tennessee, where I graduated cum laude with a Broadcasting Major and a Minor in Psychology — a combination that shows up in how closely I listen to what clients really need.
Real estate isn't just about closing deals for me — it's about helping people put down roots in a place they'll love, the same way we have. Outside of work I'm a mom of three, which means I'm the Kid Uber between cheer, football, and soccer. We're lake people in the summer — Tims Ford — and we'll take the beach in Destin any time we can get it.
I chose Tyler York because of Charlie Peterson. We served on the board of the Williamson County Association of Realtors together years ago, and I watched him build this brokerage from the ground up. His encouragement and support extended well beyond his own agents, and I always knew that if I made a change, I wanted to be part of what he was building. In September 2025, that became a reality.
Charlie's passion for this business is contagious, and his leadership reflects what I value most: strong relationships, high standards, and doing right by people. Joining Tyler York is one of the best decisions I've made in this business.
The brokerage brings together full-time professionals with deep knowledge of the communities they serve. For my clients, that means local expertise and a broker I can count on when a transaction gets complicated.
A small team who'll know your name and your kids' names. And who'll still be around after closing.
Communication, negotiation, and the details are always mine — those never get handed off. For sellers that means pricing strategy, a marketing plan built for your specific home, and every contract written and reviewed by me, line by line. For buyers it means knowing what a home is really worth before we write, and holding the line once we do.
My husband, and the insurance agent many of our clients use for homeowner's coverage. He'll often save people money by bundling — and he'll say so when he can't beat what you already have. Married to a Realtor, he knows what a closing timeline demands. Twenty years in financial services, including a decade each with UBS and JP Morgan Chase. Home, auto, life, property, and casualty, licensed across Tennessee.
Clarice keeps everything behind the scenes running — administrative work, transaction coordination, social media, and research — so I stay focused on clients. Working remotely from the Philippines, she has moved cities herself and knows what a big transition asks of a family.
Most of the stress in a move comes from not knowing. Here's exactly how we work, so there are no surprises in the middle of the biggest financial decision of your year.
Before we talk price or paint colors, we want to know what you're actually trying to do — the timeline, the budget that keeps you comfortable, the thing you're worried about.
Comparable sales, current competition, and what buyers in your price band are actually rewarding right now — shown to you, not just summarized.
Pro photography, staging guidance, social and email promotion to local buyers and agents, and a launch timed for when your buyers are looking.
Inspection findings, repair asks, appraisal gaps, resolution periods — handled calmly and in writing, with you understanding every option before you choose one.
Coffee or a call. Goals, timing, and honest expectations.
Pricing strategy or search criteria, lender, and a written timeline.
Launch and showings, with feedback shared as it comes in.
Inspections, repairs, appraisal, and every deadline tracked for you.
Keys, then a vendor list and a neighbor for as long as you're here.
Behind every home is a family, a story, and a new chapter. We’re grateful to all of our clients across Williamson County and greater Nashville who have trusted us to be part of theirs.

LeeAnn was the best realtor we've ever worked with. From start to finish, she handled every detail with expertise, grace, and care. Her deep understanding of the market and her incredible marketing strategy made all the difference — we sold our home for the highest price in the neighborhood to date.
She guided us seamlessly from listing to closing, always putting our best interests first. Beyond being an exceptional professional, she is also a dear friend because she has the absolute best heart. I wouldn't trust anyone else with selling a home.
LeeAnn is hands down the best realtor I've ever worked with. From day one, she went above and beyond in every possible way. She was kind, genuine, and always made me feel like I was her top priority.
What really stood out was how well she listened. She understood exactly what mattered most to me and guided me through every step of selling my home with patience and care. She made what could have been a stressful experience feel easy and even enjoyable.
LeeAnn didn't just help me sell my home — she made sure I felt confident, informed, and supported the entire way.
LeeAnn is not only one of my dear friends from college, but she was recently our real estate agent. My fiancé and I sold our two houses and purchased one together. She helped with all three transactions and it was a complicated process. LeeAnn was great through it all and we are very thankful for her!
We can not say enough good things about the wonderful job LeeAnn did finding us the home of our dreams! She worked (what appeared to be) around the clock for us. She went above and beyond to find all of the "must haves" on our list. LeeAnn was so comfortable to be with, it was like she was family!
LeeAnn was very professional and kind. She worked hard to make sure the homes we looked at were exactly to our specifications. When we found The One she negotiated hard on our behalf and kept us in the loop on all proceedings. She was sure we knew what to expect before each new step. I highly recommend LeeAnn and her team!
LeeAnn was absolutely wonderful to work with. She's very easy going and extremely willing to help however she can. Not only is she very knowledgeable in her field, she handles any bump in the road with such professionalism. Her personality is every bit a compliment to her career. I highly recommend anyone to LeeAnn!
Thank you for walking through my first home buying experience with me! You truly are a blessing.
LeeAnn will go out of her way, to make sure you find the perfect home for you. Anyone looking to purchase a home, get in touch with LeeAnn! I am sure if she works hard for her buyers, she will do the same for her sellers!
Recommend? You better believe it!!
LeeAnn has this exceptional intuition where somehow she already knows what her clients want. It took her less than a couple of hours to understand my family's needs and show us the perfect house for us.
When searching to buy or sell a house, it is essential to have an established and well regarded realtor. The realtor and/or team should be able to help with any and all anticipated and unanticipated needs. LeeAnn and her team provide just that, through specialized expertise and more.
LeeAnn personally fights for her clients, while also setting expectations on the front end. She and her team have exceptional proficiency to plan, market, sell and purchase any home. LeeAnn is knowledgeable, compassionate and has an immense amount of integrity.
I cannot speak more highly of the experience that my wife and I had while working with LeeAnn. Her task was not easy, but she went above and beyond other realtors to help us achieve our goals. In my opinion, you will not find a superior person or team to assist you in your own home goals.
LeeAnn helped my wife and I find a home in Tennessee while we were still in Texas. She was knowledgable, responsive, and went above and beyond to help us. We are so thankful we had her help as we planned our move!
Since we are relocating from New Jersey to Tennessee, and not familiar with the area, LeeAnn has gone above and beyond to help us understand different neighborhoods, school districts, and local amenities. She has done remote showings for us, walked properties with us when we were in town, and made the entire process feel seamless despite the distance.
Her patience, communication, and genuine care have made all the difference. Even before we officially arrive, it already feels like we'll have a friend waiting for us in Franklin.
LeeAnn is kind, professional, and excellent in her communication. Thank you for the work you did in the sale of our home in 2023. We appreciate you!
Cannot even say how thankful and appreciative I am for LeeAnn. She really helped us find the perfect home and worked with us for YEARS navigating the market. Never once did she lose any patience and she was always ready and happy to jump in where we needed her.
She guided me seamlessly through both the buying and selling process with remarkable expertise and care. Her deep knowledge of the greater Nashville market was instrumental in helping us secure strong deals on both ends.
